How often should a chimney be swept in Rye?
NFPA 211 calls for a yearly inspection, with sweeping when the inspection shows it’s needed. If you burn wood regularly through the winter, that usually means a sweep every year. Gas fireplaces need the yearly check too, mostly for blockages and moisture damage rather than soot.
Why do chimneys near the water need more repairs?
Homes along Long Island Sound get more wind-driven rain and salt air than homes inland. Rain blown sideways soaks into crowns and mortar joints, then freezes and cracks them over the winter. Salt speeds up rust on metal caps, dampers and flashing. A good crown, a stainless cap and sound flashing prevent most of it.
We switched to a new gas boiler. Does the chimney need anything?
Very often, yes. Modern gas appliances vent cooler, wetter exhaust than the oil systems most old chimneys were built for. That moisture condenses inside the flue and breaks down clay tiles and mortar. A stainless liner sized to the appliance is the usual fix, and it is best done before winter.
Do you do inspections for home sales?
Yes. A Level 2 inspection is the right standard when a house changes hands: a camera run up every flue plus a check of the accessible parts of the chimney, with a written report and photos you can hand to your attorney or home inspector.
Will you make a mess?
No. Drop cloths go down, the fireplace opening is sealed and a HEPA vacuum runs for the whole job. Clean-up is part of the work.
Our chimney has no cap. Is that a problem?
It’s one of the most common issues we find, and with Rye’s big trees it matters. Without a cap, rain goes straight down the flue and leaves, birds and squirrels get in. A stainless cap is inexpensive, goes on in one visit and prevents a lot of later damage.

How much does a chimney sweep cost?
It depends on the setup. An open fireplace, a wood stove insert and a three-flue stack are different jobs, so we quote after seeing the chimney rather than guessing on the phone. The quote always comes before the work, and it doesn’t change afterwards.
