Old houses by the water

Why chimneys on the Sound Shore wear out faster

Rye and its neighbours are full of homes built in the first half of the last century: Colonials, Tudors and shingle-style houses with big masonry chimneys. Sitting this close to Long Island Sound, those chimneys take wind-driven rain, salt air and freeze-thaw winters, and most of them now vent heating systems they were never built for.

  • Nor’easter rain driven sideways into crowns, flashing and mortar joints
  • Salt air that speeds up rust on dampers, caps and old metal flashing
  • Original clay liners cracked by decades of freeze-thaw, invisible without a camera
  • Gas boilers and water heaters condensing inside masonry built for oil or coal
  • Tall, mature trees dropping leaves and nesting animals into uncapped flues

What we do

Chimney services in Rye, NY

Every job starts with a camera and ends with photographs. Anything beyond the agreed scope gets quoted before it happens.

Chimney Sweeping

Creosote and soot cleared from the flue, smoke chamber and firebox with a HEPA vacuum running the whole time, so nothing lands in the room. Before-and-after photos of the flue every visit.

Camera Inspections

A camera run up every flue with a written report and photos. Level 2 inspections for home sales, new appliances or after a chimney fire, the standard buyers’ inspectors and attorneys ask for.

Learn more

Masonry Repair

Repointing worn joints, replacing spalled brick and rebuilding cracked crowns in proper mortar. On the older Rye homes we match the brick and mortar colour so the repair doesn’t stand out.

Learn more

Chimney Liners

Stainless steel liners sized to the appliance. The usual fix when a modern boiler or water heater vents into an old clay-lined flue and the condensation starts eating the masonry.

Learn more

Caps, Flashing & Waterproofing

Stainless caps, resealed or replaced flashing, and a breathable water repellent on the brick. Close to the Sound, this is what keeps wind-driven rain out of the chimney and off your ceilings.

Dryer Vent Cleaning

Lint cleared from the full duct run, airflow checked and the outside flap tested. A clear vent dries faster and takes away one of the most common causes of house fires.

No theatre, no scare tactics, no invented emergencies

You see it before you pay for it

Every recommendation comes with a photo from inside your chimney. If we say a liner is cracked, you see the crack.

Price agreed before work starts

We inspect, then quote, then work. The invoice matches the quote, and nothing extra happens without your OK.

Honest about what can wait

Plenty of what we find is worth watching, not fixing today. We write down what is urgent and what can wait a season.

Clean, careful, on time

Drop cloths, a sealed fireplace opening and a HEPA vacuum on every job, and a real appointment window instead of “sometime Tuesday”.

How it works

Four steps, no surprises

Tell us what’s going on

A smoky fireplace, a stain on the ceiling, a house sale, or just a yearly sweep. A line or two is enough.

Pick a time

We give you a real appointment window and let you know when the technician is on the way.

Camera first

We look at every flue before touching anything, and show you what we see.

Written findings

A short report with photos that separates what is urgent from what can wait.

Questions we get every week

Straight answers

How often should a chimney be swept in Rye?
NFPA 211 calls for a yearly inspection, with sweeping when the inspection shows it’s needed. If you burn wood regularly through the winter, that usually means a sweep every year. Gas fireplaces need the yearly check too, mostly for blockages and moisture damage rather than soot.
Why do chimneys near the water need more repairs?
Homes along Long Island Sound get more wind-driven rain and salt air than homes inland. Rain blown sideways soaks into crowns and mortar joints, then freezes and cracks them over the winter. Salt speeds up rust on metal caps, dampers and flashing. A good crown, a stainless cap and sound flashing prevent most of it.
We switched to a new gas boiler. Does the chimney need anything?
Very often, yes. Modern gas appliances vent cooler, wetter exhaust than the oil systems most old chimneys were built for. That moisture condenses inside the flue and breaks down clay tiles and mortar. A stainless liner sized to the appliance is the usual fix, and it is best done before winter.
Do you do inspections for home sales?
Yes. A Level 2 inspection is the right standard when a house changes hands: a camera run up every flue plus a check of the accessible parts of the chimney, with a written report and photos you can hand to your attorney or home inspector.
Will you make a mess?
No. Drop cloths go down, the fireplace opening is sealed and a HEPA vacuum runs for the whole job. Clean-up is part of the work.
Our chimney has no cap. Is that a problem?
It’s one of the most common issues we find, and with Rye’s big trees it matters. Without a cap, rain goes straight down the flue and leaves, birds and squirrels get in. A stainless cap is inexpensive, goes on in one visit and prevents a lot of later damage.
Which towns do you cover?
Rye, Rye Brook, Port Chester, Harrison, Purchase, Mamaroneck, Larchmont, New Rochelle, Scarsdale, White Plains, Pelham, Bronxville, Eastchester, Tuckahoe, Armonk and West Harrison.
How much does a chimney sweep cost?
It depends on the setup. An open fireplace, a wood stove insert and a three-flue stack are different jobs, so we quote after seeing the chimney rather than guessing on the phone. The quote always comes before the work, and it doesn’t change afterwards.
